House Extension in Whangaparaoa, Auckland

Groundfloor Extension with Bedroom Addition | Second Floor Alteration with Extended Deck | Weatherboard and Colorsteel

The extension gave the existing home a fresh villa-styled face.

A ground-floor house extension with weatherboard villa styling and an expanded second-floor deck added both living space and style to the existing home.

As with any other extension project, this one began with marking out where the build and new footings would go. We also had to relocate the existing waste water pipe and thankfully there was nothing else in the way.

With a concrete breaker attachment for our small digger we quickly broke all concrete, which was cut beforehand to leave as little damage as possible.

The new extension consisted of two parts: a new room with its own foundation and a second story alteration with deck extension partially leaning on a new metal portal with space for car access.

As it was essential that a car could be parked below the deck extension, 10mm thick galvanized posts and beams were embedded 2.5m deep into the ground to allow the extended deck to be built above without intermediate load bearing supports.

Once all foundations for the new house extension were completed we started building custom walls and a skillion roof structure. To allow the owners to occupy their main home during this extension project we sealed the living area off from all dust and weather. Main demolition works were conducted over a dry period so we managed to save customer’s money by avoiding shrink wrapping the rest of the house. Everything went well with tarps and plywood.

We quickly completed all the extension’s framing and committed to the wrapping and cladding stages. Direct fixed classic bevelback pine weatherboards, combined with cedar shingles, colonial style trims and box corners beautifully blended together with the existing brick veneer cladding. The house extension became the new face of the house and gave the house a fresh look with villa styled charm.

The new extension has a warm colored interior with a lot of unique fine carpentry details like: turned timber balustrades, victorian style finishing trims, skirtings and architraves, timber floors and ceilings.

All work was completed within a few months to an excellent standard of quality.

Later we will add a new en-suit, renovate the laundry area, change all windows and add a new kitchen.
