Project Goal
Our clients contacted us about large cracks in their masonry garage wall and an adjacent bedroom. The cracks had formed an L-shape, which pointed to a significant structural problem. We identified that a failed foundation footing was compromising the home’s stability. Our goal was to replace the foundation entirely, repair the walls, and restore the home’s structural integrity.
We fixed major structural cracks by completely replacing the failed foundation, making the home safe and secure for the family.Anton
Project Challenges
The main challenge was completing the major structural repairs while the clients continued to live in the house. We focused on minimising disruption to their daily routine. Our team carefully supported the existing roof with temporary props. We then sealed the work area with temporary cladding. This strategy kept the home weather-tight and secure throughout the entire construction process.
Our Solution & Process
Our solution involved a systematic rebuild of the foundation and walls. We started by removing the damaged masonry block walls. Next, we cut the existing concrete slab and excavated to remove the old, failed footings. We then poured new, steel-reinforced concrete footings and a new slab to create a solid base. On this foundation, we built a timber-framed wall with a special fire-rated GIB lining to meet boundary regulations. We finished the exterior with durable Linea weatherboards for a modern and clean finish.
Points of Interest
The project had an unexpected delay during construction. To ensure our clients did not face extra costs, we covered the expense of storing their belongings. This approach allowed us to manage the delay without impacting the client’s budget. Despite the setback, we completed the project on time and on budget. The clients were left completely satisfied with a stable, safe, and beautifully repaired home.
